Delta is three distinct communities: Ladner, Tsawwassen and North Delta. Each has its own character, from older North Delta neighbourhoods ready for new homes to low-lying Ladner and the farmland that surrounds it.

What to know before you design in Delta
Every property is different. These are the local factors that most often shape projects here.
Low-lying land
Parts of Delta are low-lying and protected by dikes. Flood construction levels can affect floor heights and how a home sits on the lot.
Farmland
Much of Delta is agricultural land in the ALR. Homes and buildings on farm properties follow ALC rules in addition to Delta's zoning.
North Delta infill
Older homes on larger North Delta lots are often good candidates for new homes or duplexes under current zoning.
